Financing a home in Tampa
The Tampa Bay market spans Hillsborough, Pinellas, Pasco and Hernando counties, from downtown Tampa and South Tampa to the beaches of Pinellas and the fast-growing suburbs of Wesley Chapel and Land O' Lakes. Inventory ranges from 1920s bungalows in Seminole Heights to new construction in Pasco, and financing needs vary just as widely. Pinellas is the most densely built county in Florida, and a large share of its housing stock is condominium.
Flood risk is a central underwriting issue here. Large portions of South Tampa, Davis Islands, St. Petersburg's Shore Acres and the barrier islands sit in FEMA special flood hazard areas where flood insurance is mandatory for any federally backed loan. After the 2024 hurricane season, many buyers are also asking about elevation certificates and the cost of the NFIP policy versus private flood coverage. NFIP policies are priced under FEMA's Risk Rating 2.0, and the flood premium counts in the debt-to-income ratio, so get a quote before you make an offer.
Wind coverage is the other cost to plan for. Homeowners insurance premiums in the Tampa Bay area have risen sharply, and older roofs, particularly those over 15 years, can be difficult to insure at all. A four-point inspection and wind mitigation report can reduce premiums significantly on homes with hurricane straps, impact windows or a newer roof. Lenders require the policy to be bound before closing.
For Pinellas and waterfront Tampa condos, project approval has become the gating item. Buildings over three stories must complete milestone inspections and structural integrity reserve studies, and many older Gulf-front associations are facing special assessments. Ask for the reserve study and inspection reports before writing a contract. MacDill Air Force Base makes VA financing common across the region.
Florida charges documentary stamp tax of $0.35 per $100 (0.35%) on the promissory note and intangible tax of $0.002 per dollar (0.2%) on the mortgage, in addition to the deed stamp tax of 0.7% typically paid by the seller. These state taxes apply to purchases and refinances and should be included in any break-even calculation.
