Financing a home in Fort Lauderdale

Broward County stretches from Fort Lauderdale's canal neighborhoods and beachfront to Hollywood, Pompano Beach, Coral Springs, Weston and Pembroke Pines. Housing stock is a mix of 1950s to 1970s single-family homes, thousands of condo units built in the same era and newer western suburbs, with a broad share of purchases in the jumbo range along the water.

Older condo buildings along A1A, the Intracoastal and in communities such as Hallandale and Lauderdale-by-the-Sea are subject to milestone inspections and reserve requirements, and many have levied special assessments for concrete restoration and roofing. Lenders will review reserves, insurance and pending repairs closely; some buildings currently require portfolio or non-QM financing. Get association documents early.

Canal-front and coastal homes typically sit in special flood hazard areas, making flood insurance mandatory. Wind coverage is expensive throughout the county, and older roofs, particularly pre-2002 (before the Florida Building Code update), can limit carrier options. A wind mitigation inspection and a recent roof permit history improve insurability and reduce premiums. Premiums vary widely by construction year, roof age, elevation and distance from the coast and must be quoted before relying on any payment estimate.

Fort Lauderdale is a strong second-home and seasonal market. Second-home financing carries its own pricing adjustments and occupancy expectations, while homes intended for rental use should be financed as investment properties. Boat-lift and dock-heavy waterfront properties may raise appraisal questions about land versus improvement value.

Florida charges documentary stamp tax of $0.35 per $100 (0.35%) on the promissory note and intangible tax of $0.002 per dollar (0.2%) on the mortgage, in addition to the deed stamp tax of 0.7% typically paid by the seller. These state taxes apply to purchases and refinances and should be included in any break-even calculation.
