Financing a home in Sarasota

The Sarasota–Bradenton market covers Sarasota and Manatee counties, from Siesta Key, Longboat Key and Anna Maria Island to downtown Sarasota, Venice, North Port and the master-planned community of Lakewood Ranch, one of the best-selling planned communities in the country. Buyers include retirees, seasonal residents and a growing number of year-round families.

Barrier-island properties carry mandatory flood insurance and high wind premiums, and the 2024 storms brought significant surge damage to Siesta Key, Longboat Key and Anna Maria. Lenders and insurers are attentive to elevation, substantial-damage determinations and FEMA 50-percent rule issues on older ground-level homes. Buyers should confirm that any storm repairs were permitted and closed out. Local rebuilding and elevation requirements can affect insurance and renovation plans; confirm with the county.

Second-home financing is a large share of the market. Conventional second-home loans carry a pricing adjustment above primary-residence pricing and require that the owner use the home part of the year. Homes intended for seasonal rental should be financed as investment properties. Condo buyers on the keys should request reserve studies and milestone inspection reports, as many Gulf-front buildings are older mid-rises.

Lakewood Ranch and the North Port–Venice corridor are dominated by new construction, where builder-affiliated lenders offer rate buydowns and closing-cost credits. Compare those incentives against outside quotes on total cost, and confirm CDD assessments, which are substantial in many Manatee County communities.

Florida charges documentary stamp tax of $0.35 per $100 (0.35%) on the promissory note and intangible tax of $0.002 per dollar (0.2%) on the mortgage, in addition to the deed stamp tax of 0.7% typically paid by the seller. These state taxes apply to purchases and refinances and should be included in any break-even calculation.
