Financing a home in Naples

Collier County is among the most expensive housing markets in the United States. Naples, Marco Island and the communities along the Gulf and the Vanderbilt Beach corridor have median prices well above the conforming limit, so jumbo financing is the norm rather than the exception. Portfolio lenders and private banks are active, and adjustable-rate jumbos with 7- and 10-year fixed periods are widely used.

A large share of buyers are retirees or seasonal residents financing second homes, and many are asset-rich but income-light on paper. Asset-depletion and bank statement qualification methods are common. Cash buyers who later want liquidity often use delayed financing, which allows a cash-out refinance shortly after a cash purchase under specific rules.

Insurance and flood considerations are severe in coastal Collier. Hurricane Ian in 2022 caused extensive surge damage in Naples, Bonita Springs and Marco Island, and premiums and availability have tightened since. Local rebuilding and elevation requirements can affect insurance and renovation plans for ground-level homes in older neighborhoods such as Naples Park and parts of Marco; confirm with the county. Flood insurance is required in FEMA special flood hazard areas and priced under Risk Rating 2.0, and wind and flood premiums vary widely by construction year, roof age, elevation and distance from the coast, so quote both before relying on any payment.

Golf and club communities such as those in North Naples and Ave Maria carry mandatory membership or equity fees in many cases; lenders count required dues in the debt-to-income ratio. Condominium projects on the Gulf are subject to Florida's milestone inspection and reserve requirements, and lenders will review the association's reports.

Florida charges documentary stamp tax of $0.35 per $100 (0.35%) on the promissory note and intangible tax of $0.002 per dollar (0.2%) on the mortgage, in addition to the deed stamp tax of 0.7% typically paid by the seller. These state taxes apply to purchases and refinances and should be included in any break-even calculation.
