Financing a home in Orlando
Greater Orlando covers Orange, Seminole, Osceola and Lake counties. It is the largest inland metro in Florida, so wind and flood exposure are generally lower than on the coasts, though localized flooding after 2022's Hurricane Ian reminded buyers that lakefront and low-lying neighborhoods in Orange and Seminole can still carry flood insurance requirements. Homeowners insurance is typically less expensive than in coastal metros but has still risen substantially.
The region has an unusually large share of homeowner-association communities and planned developments such as Lake Nona, Horizon West and the master-planned communities along the Osceola County corridor. HOA and community development district (CDD) fees are counted in the debt-to-income ratio and can be significant; CDD assessments appear on the property tax bill and should be confirmed early.
Short-term rental and vacation-home financing is a distinct market around Kissimmee, Davenport and the Four Corners area near the theme parks. Many of these homes are in zones that permit nightly rentals. Conventional second-home financing generally requires the owner to occupy the home part of the year, while true rental use points toward investment-property or DSCR financing at a different rate. Be clear with your originator about intended use.
Orlando remains one of the more affordable major metros for first-time buyers, and FHA financing is widely used. Condo conversions and older attached communities near the tourist corridor may not be on the FHA approved list, so check project status before writing an offer.
Florida charges documentary stamp tax of $0.35 per $100 (0.35%) on the promissory note and intangible tax of $0.002 per dollar (0.2%) on the mortgage, in addition to the deed stamp tax of 0.7% typically paid by the seller. These state taxes apply to purchases and refinances and should be included in any break-even calculation.
