Jacksonville spans Duval, St. Johns, Clay and Nassau counties and is, by land area, the largest city in the continental United States. The market includes urban Riverside and San Marco, the Beaches communities of Atlantic Beach, Neptune Beach and Jacksonville Beach, and rapidly growing St. Johns County suburbs such as Nocatee and St. Augustine.

Nassau County's Amelia Island and the St. Augustine historic district add older-home insurance considerations such as roof age and electrical updates.

Buyers comparing a builder's preferred-lender incentive against an outside quote should evaluate the full closing-cost credit and rate together. All four counties are at the 2026 FHFA baseline conforming limit.
Florida charges documentary stamp tax of $0.35 per $100 (0.35%) on the promissory note and intangible tax of $0.002 per dollar (0.2%) on the mortgage, in addition to the deed stamp tax of 0.7% typically paid by the seller. These state taxes apply to purchases and refinances and should be included in any break-even calculation.
